What is involved?

Firstly, we meet up to discuss your hopes and aspirations. For example, how much passive income are you hoping to create? What is your budget for this? Are there any specific areas or styles of property you like or don’t like? We also need to ascertain where you are, for example, you may have existing properties we can leverage to raise money for deposits. All this needs to be discussed so that we can draw up The Battle Plan.

The Battle Plan

Having worked out where you are and where you wish to be, we will then draw up a plan of how to get there. This is called The Battle Plan, and is a detailed plan of actions, with all the relevant facts figures and specific dates documented in it. We help you along the way to get you where you need to be.

Property search

We will now start the property search, keeping you informed of any properties that fit into your criteria. We will only send you properties that are good value and that we know are tried and tested great rentals with good yields. Sometimes, we can show you them before they reach the market to avoid bidding wars.

Purchasing power and arranging finance

With interest rates at an all-time low, it is no longer business sense to pay cash for property. We have arranged buy-to-let mortgages for 80% of our landlords for up to 75% of the purchase price of the property. We will arrange all of this for you, either in your personal name or through the name of your Limited company. The purchase then normally takes round 8 weeks to complete.

Letting your property out

As mentioned above, completion normally takes around 8 weeks, but we will have already put the wheels in motion to find your tenant, so that they are ready to move in straight away.
