Application & fees
Holding Deposit
A holding deposit, equal to 1 week’s rent, is payable upon the start of the application.
For successful applications any holding deposit will be offset against the initial rent with the agreement of the payee.
Unsuccessful Applications – the holding fee may be retained by the Agent/Landlord where the tenant provides false or misleading information, fails a right to rent check, or withdraws from the application process.
Permitted Payments
Before the tenancy starts (payable to Arden Lettings ‘the Agent’/the Landlord):
– Holding Deposit: 1 week’s rent
– 1st month’s rent
– Deposit: 5 week’s rent
As well as paying the rent, you may also be required to make the following permitted payments, as per the Tenant Fees Act 2019:
– During the tenancy (payable to the Agent)
– Payment of £75.00 to change the tenancy agreement, or renew an existing tenancy agreement for a further fixed term.
– Tenants are liable to the actual cost of replacing any lost key(s) or other security device(s). If the loss results in locks needing to be changed, the actual costs of a locksmith, new lock and replacement keys for the tenant, landlord any other persons requiring keys will be charged to the tenant.
– Payment of any unpaid rent or other reasonable costs associated with your early termination of the tenancy, as detailed in the tenancy agreement.
– We start all of our tenancies off on a 6 or 12 month assured shorthold tenancy agreement, whichever the landlord prefers.

Tenant referencing
All prospective tenants and guarantors (where applicable) will be put through our stringent referencing process. We employ a specialist referencing agency to carry out the checks on our behalf. These checks include, but are not limited to: credit history check, employment and affordability check, residential check – previous landlord/agent. Where an applicant is self-employed they will need to confirm how long they have been self-employed for and be able to provide details for an accountant reference and/or provide bank statements to prove their income.
If any of the above checks are failed or the information declared is found to be incorrect then the tenant may lose the property and any fee paid.
All applications are agreed subject to satisfactory references and the landlord reserves the right to withdraw the application at any stage.

We agree all new tenancies on a 6-month initial period unless otherwise agreed and this is done under the Assured Shorthold Tenancy Agreement. Both parties will sign this document outlining their responsibilities before the commencement of the tenancy. This legal agreement takes into consideration all the latest legislation including The Housing Act 1988. Unless we are instructed otherwise we shall use our standard Tenancy Agreement.
Tenants should expect to receive a copy of the tenancy agreement via email along with detailed instructions for payment of rent and deposit, giving tenants the opportunity to read through and understand the terms prior to signing.
